The term “Pier & Beam” refers to a foundation that is constructed of treated lumber and elevated atop piers or blocks. A properly constructed pier & beam foundation will have a crawl space under the house. The beams are generally the largest pieces of lumber and run parallel the length of the house and may be spaced up to 12’ apart. Perpendicular the wooden beams, are joists. Joists are generally spaced approximately 18” apart. On top of the joists sits the subfloor. The subfloor is at minimum ½” plywood and is the surface which supports the flooring of the house.
This wooden “understructure” is elevated and supported by a concrete grade beam, drilled concrete piers, sonotubes, pad & blocks, or some combination of these 4 systems. When repairing a pier & beam home, it is vital to choose a qualified foundation repair company due to the major differences from a slab foundation. Our team of specialized evaluators and construction staff have many years of training with the highest quality materials for “vintage homes” and pier & beam foundations.
